In the third quarter of 2025, residential real estate prices in Armenia continued to rise. Compared to the same period last year, prices increased by 5.5%, while quarter-on-quarter growth amounted to 1.9%.
According to the Residential Real Estate Price Index published by the Central Bank of Armenia, apartment prices increased by 2% during this period, whereas prices for residential houses surged by 18.6%.
The current price dynamics are largely driven by sustained buyer activity and the ongoing appeal of real estate as a capital preservation instrument. The strongest sensitivity to price growth is observed in the private housing segment, particularly in suburban areas and regions with active construction.
