Skyline is one of the largest urban development projects currently underway in Yerevan. The concept combines residential, business, and public infrastructure within a single, cohesive environment – a format known worldwide as a “city within a city.” This approach, widely used in modern urban design, is now making its way to Armenia.


What Is the Skyline Project?


Skyline is a mixed-use residential complex located at the intersection of Baghramyan Avenue and Orbeli Street in Yerevan. The project is being developed by Renshin Urban Investments, a company known for several contemporary residential developments in Armenia’s capital.

The architectural concept was designed by the international bureau Laguarda.Low International, with Arup (UK) serving as the engineering consultant – both firms have worked on major developments in New York, Barcelona, and Dubai.

As of October 2025, the project is in its initial construction phase: preparatory and excavation works have been completed, and the foundation is being formed.


The main construction phase is planned for 2026–2027, with the project completion expected in December 2028.


The “City Within a City” Concept


Skyline follows the mixed-use development model — a concept that integrates multiple aspects of urban life into a single ecosystem.

It’s designed to create a balanced environment where people can live, work, study, and relax without leaving the neighborhood.


The complex will include:


  1. Residential buildings of various types and layouts
  2. Office and commercial spaces
  3. Retail areas, restaurants, and cafés
  4. Fitness and medical centers
  5. Educational and childcare institutions
  6. Parks, walking zones, and landscaped courtyards


Location and Accessibility


Skyline is located close to Yerevan’s city center, within walking distance of the Baghramyan and Barekamutyun metro stations, as well as several public transport stops.


The project also envisions a dedicated internal transport system – including electric shuttles and car-sharing services, underground and surface parking, pedestrian routes, and bicycle lanes. At this stage, these solutions exist as part of the design documentation, and their implementation will depend on future phases of construction.


Architecture and Technology


The architectural concept follows a contemporary minimalist style, featuring clean lines, glass façades, panoramic windows, and open terraces. Sustainability and smart engineering are at the core of the design, with a focus on energy efficiency and environmental responsibility.


Key planned features include:


  1. Energy-saving heating and cooling systems
  2. Modern sound insulation
  3. Efficient use of natural sunlight
  4. Water-saving technologies


The developer aims to obtain an international sustainability certification – BREEAM or LEED, although the final certification will be confirmed closer to the project’s completion.


All technological solutions are currently at the design stage.


Comfort and Infrastructure


The master plan is based on the principle of equal accessibility: residential buildings, public areas, and recreation zones are arranged so that residents can easily access all essential services without leaving the complex.

As of today, the price per square meter in the Skyline complex starts at 1,300,000 AMD.

The price includes:


  1. Designer interior finishes developed by the British studio 1508 London
  2. A fully equipped kitchen with built-in furniture
  3. Bathrooms with tiling and installed sanitary ware


The maintenance fee is set at 500 AMD per sq.m, covering:


  1. Cleaning and maintenance of common areas
  2. Elevator operation and service
  3. Internal transportation management for residents
  4. Automated cleaning of panoramic windows
  5. Centralized ventilation system


Buyers are offered a discount of 100,000 AMD per sq.m when purchasing with cash or through a mortgage.

Apartments range in size from 26 to 140 sq.m.


A zero-interest installment plan is available directly from the developer:

  1. 20% down payment (կանխավճար)
  2. 80% paid in equal monthly installments until construction is completed.
  3. The final delivery of the project is scheduled for December 2028.
